Fox Tsula: Arsha, the leasing agent, made applying very smooth and easy. The building is beautiful. There’s a rooftop desk with BBQ grills to enjoy a warm summer evening on. The location cannot be beaten. It’s across the street from the light rail, the sounder commuter train, Amtrak, and the Broadway-International District streetcar. Groceries are right beside the building along with some of the most amazing food in Seattle!And there are events! We just had a boba tea event on the roof where you can make your own boba tea! They are building storage for residents as well, which will help - this is still Seattle, so most apartments in the city will be smaller than we would want.There are Amazon lockers just for residents so they never have to worry about package theft. The building is Amazon-keyed so you don’t need to buzz in the delivery person either.They use an app for community management that has a marketplace and random posts by residents - kinda like a Facebook set up. I’m already planning to post some things to sell and pick up a few items as well! I think it’s a great way to get introduced to your neighbours.Overall, I’m pretty pleased with just about everything. I’ve seen that some feel that it could be better, but as a resident of king county for a decade, I think those people are pretty darn picky. I don’t feel inconvenienced in any way. Just the opposite! Thanks for being awesome, Publix!

Sara B: The Residences is a great place to live. It is within walking distance to The Junction and a variety of grocery stores. It is also very close to Alki Point, which is a beautiful place to walk and enjoy the sunsets. Kyle, one of the property managers is also fantastic. He certainly has the tenants best interest at heart. Apart from the fabulous West Seattle location, he is what makes living at The Residences enjoyable.

Caralina Casperson: a sight-unseen resident. I moved here in May and have had a great experience since. The property manager, Kyle, is very responsible, friendly, and all-around a very reliable person in the office. I would agree as to the turnover on maintenance staff

She is not the assigned Manager but went ABOVE AND BEYOND in ensuring I felt taken care of and was finally able to schedule something. She was at the building on time for my showing and even gave a courtesy call to make sure we were meeting. She took the time to show me multiple units and get to know what we are in the market for. I’ve been in Property management myself and can truly say she is EXCEPTIONAL at what she does. Thank you again Mona for your time.

Jorge Rivera: Be aware trying to get a hold of someone at this place is very hard if you want to tour the apartment complex..Thank god Mona was able to show us around she is not the normal leasing agent but she took time out of her day to show us around she is excellent!!!!! keven so: Been here since March and love the place! They are super dog friendly and the staff is great. They had some turnover for their onsite apt mgr but Marcel the maintenance mgr has always made sure my needs are taken care of! Also the new apt mgr seanna has been great!

She's very up front about things, but she always makes sure to get you the information you need and will even help you navigate the issues you may have to the best of her ability.I have told several of my friends to check this place out. Melanie Howard: I am a site unseen resident! Moving from AZ to West Seattle, there was a lot of anxiety behind finding the right apartment when we knew we couldn't see it first. Out of the 30+ apartment buildings I reached out to during my search, Claire Wildgen from Residences at 3295 Apartments was the only one who was actively interested in helping me. It just always felt like she was kind and caring, from the very get-go.When my significant other and I finally traversed to Washington to see the apartment, the building was beautiful, the units modern, clean, and stunning, and prices well below what we were expecting when we came to Washington. But I will say, that it was Claire's responsiveness and warm, vibrant energy, that really made be feel welcomed and excited to choose this place as my home.And I will always have an appreciation for how easy it is to request repairs or light bulbs, and how the staff is always looking out for the residents.

s w: When looking to rent here I really recommend talking to Claire at the management office, she really cares about her residents. She actually was a manager at the first place I rented in west Seattle about 8 years ago and was great there as well. So it was a happy suprise to see her when I came to the Residence apt.

She was highly communicative, quickly answered all of my many questions, and even took pictures of the apartment I was considering as I was out of state and unable to view it at the time which was incredibly thoughtful, proactive, and helpful. Though I didn't ultimately move into Residences at 3295 for reasons that had nothing to do with the complex itself, I would highly recommend it to anyone who is looking for a place to call home. We rarely need anything fixed, but when we do, he’s on top of it. Staff is friendly & professional. The location is so convenient. The front desk staff, as well as Lance in maintenance, were incredibly helpful and friendly and truly accommodated us from touring the building, to move-in to move-out and everything in between.Neighbors in the complex were quiet and cordial - which was a nice departure from other apartments we've lived in in past.It's also very conveniently on the 40 bus line and walking distance from anything you could ever need.Thank you, Ballard Public, for being our place to figure out what our next step should be in the midst of a pandemic. A close walk to downtown Ballard while still being a quiet building. There are plenty of close by coffee shops and restaurants within walking distance.The furnishings are beautiful and well thought out. The rooftop area is gorgeous. The building is quiet and all of our neighbors were friendly and respectful. Building management was also prompt to respond to concerns.

Amenities include a luxury roof top deck, large entertainment / event room, guest suite, game room, movie theater and a state of the art fitness center. Parking in the gated garage, private security and a knowledgeable, awesome concierge team make 2200 a great place to live.

Katlin Brown: I had a great experience! Scotty helped me so much find everything I need in an apartment. He honestly went above and beyond to do anything he could to help me with my application process. He gave a great and in depth tour covered everything smoothly. The customer service was amazing. The property itself is very nice love all the units. I loved the industrial look to the units. The amenities were also great!

I understand the prices are dictated by the market…but it’s a lot.In conclusion this is an awesome place to live and would definitely recommend to anyone!

Lillian Ryder: My friends have lived here for over three years. I stayed with them a while when I relocated to Seattle, and now visit often. I find the property to be well maintained. I have never noticed smells or sounds of any kind from the other apartments, the neighbors are friendly, and the staff are kind and helpful. It can be a little loud on game days, but the people watching is top notch, and the crowds clear out quickly. I chose to live closer to work, but would recommend this property to anyone moving to the area.

Marilyn Sueirro: We lived at NOLO for two years before buying a home. It was a WONDERFUL experience. The apartment was gorgeous, the views from the expansive windows never got old, there was a real sense of community in the building, the location is close to great food/drinks and Occidental Park, and we always appreciated the staff/team members at the building. Michael was always very helpful and would engage in fun banter which made it feel even more like an enjoyable community. All of the team members - and awesome maintenance team, made it a home that we will miss.

Jason Nash: Pillar Management and the Stadium Place hold a bit of history with me as I lived in the Wave once before 6 years ago. Mentioning because I returned in October of 2020 with a little hesitance. Honestly I am happy I did, and I'm extremely happy to call Nolo home.The staff works tirelessly to keep a strong community engagement, always receptive to critique and quick to respond. You may hear exaggerated complaints but lets be real it's an estate of 500+ homes and I think the staff runs it extremely well and this place holds a ton of wow factor.This leads me to my only regret in my moving here, I wished I signed a longer lease. I worry what my renewal will look like in this market. Stay tuned...

Rei Yamamoto: I lived at the Nolo for 4 years and it was a great place. The maintenance team is always so prompt with any issues we had. Oscar, who was a part of the staff here was so friendly and helpful - it was too bad he left. However, the rest of the staff were also very nice. The building is centrally located in walking distance from the stadiums, waterfront, and chinatown. Though you can hear some noise when there are big events at the stadium, it's really not bad - the walls seem pretty thick as I never once heard my neighbors and they mentioned the same. They also host a lot of events for the residents, which was fun. Overall, we highly enjoyed our stay and would recommend this place.

Augusto Gonzalez: I looked at apartments online for like 2 weeks and The Nolo was the clear winner. I don't know of any other place with so many amenities: it's almost resort-like. It not only has a gym but also a Yoga/dance studio. Cable TV included in shared areas. You can use all the amenities of its sister building as well: The Wave. As if this wasn't enough, the staff is always coming up with social activities featuring free food from local businesses.Being so close to the stadiums, expect some noise from the crowds during weekends. That's the only downside I can think of.

Adam Hutchinson: I’ve lived in the Nolo for 3 years and just renewed for another year. You really can’t beat the location: steps away from the stadium, major public transportation hubs just blocks away, and walkable to the waterfront and downtown. The management team is great, and the building definitely has a community feel to it. My favorite part of living in the Nolo, though, is the rooftop lounge - it’s always a treat to have people over and show off the view.

Holly Mitchell: I've lived in the Nolo for 3 months, but I lived in The Wave before that. A small fire in an adjacent apartment necessitated relocation to a different unit. At first I was moved to a unit temporarily because I truly loved my initial apartment and wanted to wait it out, but ultimately I did what the others did, and chose a different permanent apartment. The reason I bring all this up is to illustrate what a great company this is to rent from. They went out of their way to work with me to find solutions that we could both accept even as circumstances changed. I packed my stuff, but they moved it each time. The staff is ALWAYS helpful and courteous. The buildings and facilities are wonderfully maintained, and security, although largely invisible to the eye, clearly stay on top of their business as I have never felt unsafe, even in the parking garage at night. I LOVE this place, and signed the longest lease they have to stay here.

Joan Jones: I sold my house in the suburbs to move to the Nolo to be within blocks of my office. Covid put a wrench on that when we went to 100% work from home, but it hasn't been too bad because the apartment is very nice and the view keeps me entertained. I looked up one morning while working and saw this gorgeous sunrise out my window. Definitely a pet-friendly building and neighborhood. If you don't like dogs, you should keep that in mind. I'm shocked when I read reviews about noise and smells. People, it's an apartment. If I wanted quiet and isolation, I would have stayed in my house in the suburbs. Maintenance is great, the staff is friendly. The vast majority of folks in Stadium place are great neighbors.

Joseph Bueno: . That was about 5 months ago, and since then all the issues have completely resolved. Happy to update to 5/5 stars for living here! Lets begin:- The views are unbeatable, you will not find a high rise in Seattle that beats these! Sunsets over the Olympics, sunrise lighting up Mt. Rainier, Seafair Blue Angels flying at eye level past your apt. living room, Space Needle NYE Fireworks, Lake Union 4th of July fireworks, and relaxing rainy days watching the boats over Puget Sound. You see it all, and truly can only get all these unique perspectives from this one high rise. If you're an early riser, you can see low dense fog completely covering everything below you. Literally feels like you're above the clouds - See photos!- The other residents in the building are incredibly friendly. Our neighbors have become some of our best friends that we hangout with regularly for going out to dinner, making dumplings at home, or having a game night. Over 2 years, I have not come across a single resident that was not eager to talk and be friendly. Incredibly diverse from mid-20s to older tech execs, and from all ethnic backgrounds. It truly does not feel like only a certain "type" of person lives here, which I love.- The building location is unbeatable. Walking to any major tech campus is quick/easy, walks to Pike Place Market or Puget Sound waterfront or Pine Street shopping is only a few mins away, there are endless restaurants options, and you can easily get to Lumen Field/T-Mobile Park. Lastly, you can always walk a few minutes to get on the Seattle Monorail to easily ride to the Seattle Center/Space Needle.- The building has prioritized resident safety. There is always someone on the first floor lobby to great you at any time of day 24x7 and they help coordinate the food deliveries to your apartment door. Not a single issue in many months with DoorDash, or InstaCart.- The building has resolved my complaints with Fetch Package Delivery. All my packages have arrived at my front door the same day they're supposed to. I've only had 1 issue with a package in the past few months, and Fetch found the package within less than 30 mins then delivered it same day immediately.- The staff/concierges are incredibly friendly and eager to help. There are others deserving of callouts, but I've interacted with Eddie

stacey delapp: We moved into the Residences 5 months ago. Our experience has been nothing short of spectacular. The community is absolutely breathtaking with sweeping views of Puget Sound, the mountain ranges, and downtown. The community spaces are impeccably decorated, wide open, with so many different places to relax, and entertain. The decor is stunning throughout and truly makes one feel as if they're on vacation at a 5-star resort. Private community spaces are free to rent and fun activities abound -- they have a pool table, shuffle board, what seems like every board game ever made, puzzles, and a golf simulation room!As beautiful as the community is, that's not even my favorite thing about living here. Every member of the staff is truly amazing. Special shout out to Eddie, Joe and Jaxon. They are always smiling, and quick to help with anything you need. The community is impeccably clean, maintenance staff is professional, knowledgeable and quick to respond to any maintenance requests. I love living in the clouds at the Residences. Thank you to the entire team for making this such a great experience!

Courtney: I love the residences at rainier Square, they have such a great team that is more than helpful. In particular, Eddie is absolutely the beyond amazing. I truly believe this place couldn't function without him. Not only does he always have a smile on his face he goes above and beyond for everyone here. Eddie knows everything you need to know. Absolutely a blessing to have him here and you will never find another like him! He makes you feel like you have a family here that is always willing to help!

sequoia lonneker: Having been at the Residences at Rainier Square now for 4 months, I have had a great experience. The most positive aspect of living here is the staff. Joe M. made our leasing process fun and effortless, and I often see him going above and beyond assisting residents; it seems like he is always working! The concierge team is also excellent, with a special shout out to Eddie for being so kind and personable. We felt genuinely welcomed by these staff members, and they also put on fun events every month. The second best aspect is the cleanliness. The whole building seems to be cleaned from top to bottom daily, and any unwanted guests are quickly removed. I highly recommend this building to anyone who wants to live in Downtown Seattle!

FiredandWired: I recently moved into this building, and I've been really impressed with it. The view from my apartment is stunning – waking up to the cityscape every day is a real treat. Having a grocery store, Mendocino Farms, Fonte coffee, and storage right here in the building makes life so much easier. Plus, there are lots of amenities, including a gym and an amazing media lounge that's perfect for hosting guests. The staff, especially Joe Majewski, Eddie, and Jaxon, are super friendly and always ready to help. Overall, this place offers more than just an apartment – it's a whole lifestyle, and I'm loving every bit of it.

Fyodor Minakov: are helpful and highly professional. The tour experience was the best.I honestly have no real complaints here. Homelessness is a problem downtown, but that’s not building-specific. Maybe the seagulls are annoying, and taking two elevators to get downstairs is a slight inconvenience, but these are pretty minor.

Jacob Anderson: Had a wonderful tour of this building with Joe Reilly. Really goes the extra mile for a place to live downtown and would highly recommend if you’re looking for a place in the city! You can’t do better.

jodie liu: The room is clean and comfortable. The location is good and close to various restaurants. About 15 mins walk from the hotel to the quad of UW. Staffs are friendly and love to help. However, the breakfast is awful. I feel sorry to say that, but it’s true. As we pay $200usd/night with breakfast, we expect some cooked bacons or real meat sausages, and waffles or pancakes except white bread slices. Is it too much?

David Allendorf: The rooms are what you’d expect from Marriott. My daughter and I picked a nice quiet one. We were going to an event at the Neptune theater on April 12. Very convenient location.What stood out was the service. To a person every employee we came across had a very warm greeting. It was genuine, and you could tell it was ingrained into the culture. This place certainly makes that a priority, which is a reflection of its management. Thank you for making it a very pleasant stay!

Jake Wang: , kind support, and helpfulness is definitely special. I've rented at a few different apartments across the country, and so far, no one's done it better than Tower12. I appreciate that the team is very on the ball and proactive about communicating to residents any apartment happenings, whether they were issues or events.I wanted to note that I did live here during the elevator outages/delays, trash chute, and water pipe issues that other reviews may have mentioned. This is true, and it was inconvenient. I imagine it was exponentially more painful for residents on very high floors when elevators were down/slow. The team was good about communicating updates for the issues. While it was unfortunate that some of the issues were prolonged due to circumstances outside of the Tower12 team's control, the team was clear about what was going on and communicating to residents. These issues are always risks at any apartment, and it was unfortunate it happened at Tower12. That said, I think the team did the best they could and it showed.Again, beautiful units. The quality of the construction is very high. Good, smooth drawers/cabinets, appliances, and flooring. The only thing I would add as a "wishlist" thought: it would be nice if Tower12 upgraded the door locks to be fob access, and upgraded the thermostats to be "smart" like Nest

Their warm and welcoming demeanor has been consistent throughout my stay. Every challenge, whether it was a water-related concern or an issue with the elevator, was met with utmost care, empathy, and a ‘white glove’ approach. The building manager and assistant manager go above and beyond their duties. Instead of merely delegating tasks, they are always present during emergencies, offering reassurance with their proactive involvement and even just a comforting smile. Their presence not only in challenging times but also in good times makes all the difference. I wholeheartedly commend the team at Tower 12 for making it more than just a residence, but a home. I would be with this if I didn’t also give respect to Mookie and the cleaning and facilities team they work all the time. “Every day is Monday” when it comes to their dedication!!

kayla royce: We’ve lived in Seattle for 5 years and after living in buildings where they rental company doesn’t really care, it was refreshing to find a place that cared enough to learn our names right away! Beautiful views, great amenities, entire staff is friendly, caring, and everyone is quick with updates when something is happening. Couldn’t recommend living here enough. It’s the only place we have ever renewed a lease and we’d do it again!

Dustin Ray: Simply the best building downtown. The staff are the most courteous and professional of any apartment in the city. The building is modern and has every feature you could want. Even maintenance that would normally be disruptive is handled with the utmost professionalism and courtesy. I cheated on them for another building in Belltown and couldnt have been more mistaken. Price point is competitive and the people are wonderful. No need to look anywhere else. Walk to the market to get your groceries. They had high speed EV chargers before anyone else in the city. Regular art and community events help you get to know your neighbors and the city better than anywhere else. You simply will not find a better view in the city than this building.

The best part of living here is the staff, they make the difference! And I mean every single one of them. They are attentive, kind, problem solvers and truly get to know you. Amenities, views, etc. can be found at multiple places in Seattle but the staff is specific to Tower 12. I continue to live here because of them. They make this place a home. You are a 5-minute walk to the market, close to endless bars and restaurants, shopping, and public transit. It's a highly secure building with awesome package service, so there's never the risk of deliveries getting lost/stolen. The monthly parking and bike storage fee is reasonable. And the views from the rooftop are insane. Plus, there's a coffee machine!The units have floor-to-ceiling windows, so there's always lots of light, and I love the super high ceilings. Everything feels so open.But all that great stuff aside, it's the people of Tower 12 that make this building shine. Shoutouts to Taryn, Christina, Ryan, Mike, Steve, and Michael for all you do! There are also monthly social events, happy hours, pet of the month, paint and craft nights, and holiday celebrations to mingle with your fellow residents.The gym is gorgeous. You can work out while enjoying stunning views of the needle, Elliot Bay, and beyond. Extra special shout out to Awan, fitness instructor extraordinaire and incredible person who hosts the fitness studio's Monday evening full body workout classes. His class has helped me build strength and pushes me to move. Special request to management/activity coordinator: can we please get another one of Awan's fitness classes added per week? Pretty please?

Blaine Peacock: I have now lived here for over 2 years and am getting ready to sign another lease. My experience as a tenant leasing here was great with the original company who managed the property. When Cushman and Wakefield took over, they even went above and beyond what the previous company did.Some of the detail that goes into their management of this building includes clear and timely communication about building issues and events. They are incredibly proactive. Here are some examples of the attention to detail to keep this 30+ year old complex in top condition. In the last few months, they have completed painted, pressure-washed and restripped the garage floors. They repainted the trim on the exteriors of all three buildings, as well as the interior common areas. The corridor carpeting is kept shampooed and vacuumed. Last week a professional company came in and did grout cleaning in the elevators and elevator landings. Whenever I have needed maintenance for a minor household repair, they react immediately and make sure that the repairs are done correctly the first time.Since I am in the building management business for another company, I know what they go through to maintain and enhance my rental experience and I am continually impressed.On top of all of this the office staff and management is very friendly, approachable and seem to really care about the complex and their residents. Mahdi, Ryan, Ni and Umarr are the best of the best. Also and just as important is the market-competitive rental structure. Yes the building is over 30 years old and I actually first lived here in 1999 for a year. When I moved back to Seattle in 2021, I was very pleased and surprised that the place was as nice as it was. The location has always been the best, being 4 blocks from Puget Sound and a few blocks from the Space Needle. The area of Belltown is the best and safest part of the city based on my experience. Therefore, I intend to stay as long as my experience is so positive or until I hit the lottery and buy a place in Seattle...LOL

Ryan from the leasing team was consistently supportive and helpful throughout our stay. Maintenance requests were addressed almost immediately, and the breathtaking views from the apartment added to the overall positive atmosphere. I had no complaints during my entire stay. Highly recommend this place!

Johnny McIntosh: Been a happy resident for nearly 3 years now. Management is friendly, attentive, and very helpful - Ryan and Mahdi are very approachable and willing to go the extra mile to ensure the happiness of the residents. Maintenance is super fast, really nice and Ni is super knowledgable. The grounds are clean and well kept. They are also serious about security which is nice. Its also in the best area of Belltown - far away from the riffraff but close enough to walk to restaurants and entertainment. Just wish I could give more stars! ⭐️⭐️⭐️⭐️⭐️

When moving here, I also focused on the reviews and I can confirm that this place is very quiet despite the location, it is very clean, light, warm and cozy. I feel safe here. I want to pay special attention to the staff, everyone I contacted during the move is very open, friendly and ready to help. All problems that arise are easily and quickly eliminated. The manager who met us and accompanied us at every stage of the movie is Ryan. I agree with previous reviews that thanks to him it was possible to avoid stressful situations. He is a great professional.

Taniya Tomar: I have lived in a cushwake property before, I faced the usual maintenance issues in the previous property and even on this property with the building elevators breaking down, hallways having a weird odor, rent portal having issues, mail room clogging with packages. I have been very patient with all issues and try to work around it. I do want to mention that Ryan and Ni are very responsive and helpful and try their best to make sure residents have a good experience. I understand the management change has its transition period and can be tricky but I’m here to highlight the lack of service and follow through on referral bonuses promised by the company time and again. There was a promise for a referral bonus and it wasn’t followed through.
